Project Highlights:

• Design of multiple office renovations in this 12 story non-sprinklered office building, including upgrades to core areas and base building systems.

• Tenant scope included standard office fitouts including enclosed offices, large conference areas, pantries, and server rooms. Server rooms were served by dedicated glycol-cooled A/C units.

• Base building scope included VAV terminal replacements, energy management system upgrade, ADA bathroom and core corridor upgrades, and the addition of sprinkler systems for renovated areas.

• Clients include URAC (14,000 sq ft) and Brown & Associates (10,500 sq ft)

Scope: 32,000 sqft

Project Highlights:

• Multi-floor tenant fitouts including open office areas, multiple conference rooms, coffee bars, pantries, server rooms, and specialized lab areas.

• Building electrical system upgrade was required to support high density server and lab equipment. Lab and server rooms are supported by over 50 tons of 24/7 supplemental air conditioning equipment. Power upgrade included new taps of existing switchboard and new electrical room to support an additional 800 amps of power. Collaborative coordination effort with end-user, landlord, contractors, power distribution equipment manufacturer, and power company was essential to meet aggressive project schedule.

• Specific lab equipment required de-ionized chilled water distribution equipment and specialized electrical distribution.

• Half a floor was designated for mobility test pilot, which included perimeter open office areas with interior conference rooms, private touchdown stations, and quiet zones. The mobility program promotes community atmosphere with fully flexible work environment.

• Challenges included aggressive project schedule and tight budget constraints.

• Scope included new MEP infrastructure including variable air volume and constant volume mechanical systems; a new electrical service with distribution to (3) new electrical rooms; and a complete lighting control system, compliant with the International Energy Conservation Code.

• Specialty areas included (2) new server rooms each equipped with 24/7 supplemental cooling, pre-action systems, 3phase UPS and overhead power distribution to server racks utilizing cable trays.

• Design and construction administration for the new G. Gordon Liddy radio studio.

• Scope included the design of new broadcast studio and associated control, production and editing rooms, all served by two water-cooled supplemental A/C units. The broadcast areas were surrounded by standard office space, including a pantry and conference room. Electrical design included provisions for future generator back-up of the entire studio.

• Adherence to strict sound transmission levels was required for the broadcast area, which was a challenge due to the close proximity to the base building mechanical room.

• Design of company’s first U.S. based office. Silynx is a defense contractor specializing the in the sales of military equipment, including helicopters and tanks.

• Scope included the design of an upscale reception area, office space, server room, pantry, and large conference room. The reception area and open office area had open ceilings with exposed structure, ductwork, conduit and piping.

• The focus of the space is the brick dividing wall between the reception area and open office area. Detailed coordination was required in relocating building systems to allow for a usable regulation size basketball hoop.

• The conference room included a top of the line A/V system and projection screen in the shape of a helicopter nose cone. The client’s goal was to provide clients the experience of being in the cockpit of a helicopter. Every architectural and MEP detail was selected to enhance the experience, including ceiling fan with helicopter blades, lighting fixtures, and dimming system.
